Fresh market data from Zillow reveals 19% of American homeowners are plotting their next move within three years - and Sonoma County's numbers tell an interesting story, with new listings up 12% overall and a dramatic 56% jump in the $2M+ segment.
Let's follow the money:
Upgrade fever is real: 55% of potential sellers are hunting for nicer features. 56% say they've already spotted homes they prefer over their current one.
The profit motive is strong: Nearly half (49%) of potential sellers are looking to cash in on equity or profits. That confidence isn't misplaced - 94% believe they can sell for a profit, and 91% are confident about selling within their preferred timeline.
Urban exodus cooling: Urban homeowners are becoming less likely to sell (23% vs. 29% last year), while rural and suburban intentions hold steady.
Family matters drive decisions: 41% cite downsizing needs, while 34% need more space for growing families.
Interest rate dynamics are fascinating: Homeowners with rates between 4-4.99% are the most likely to sell in the next three years. Currently, 89% of mortgage holders have rates below 6%, and 75% are sitting pretty below 5%.
Market timing is on sellers' minds - 45% believe they'll get better prices now than in the future, and 39% think they'll get better deals on their next purchase in current conditions.

Reality Check: The Price Is (Not Always) Right
The confidence factor is striking - 91% of homeowners believe they can sell within their preferred timeline, and 94% are confident they'll turn a profit. In Sonoma's luxury market, that confidence appears well-founded, with the surge in $2M+ listings suggesting sellers are ready to move on.

The last thing we need with egg prices rising 15% from December to January (the biggest month-over-month increase since June 2015) is the same thing happening with coffee. It just did! While it's hard to imagine the state letting FAIR Plan fail completely, the recent bailout shows the system is under unprecedented strain.
The Non-Admitted Option: While many homeowners default to the FAIR Plan when dropped by standard carriers, non-admitted insurers might offer better coverage for some properties. These carriers:
Often provide more comprehensive coverage than FAIR Plan
Can be more flexible with pricing and underwriting
