The devastating Los Angeles wildfires that have claimed 24 lives and destroyed over 12,000 buildings across Pacific Palisades and Altadena neighborhoods tell a heartbreaking story we've seen too often in California.
The timing couldn't be more critical for California's already struggling insurance market. With losses potentially reaching $30 billion according to Goldman Sachs - nearly triple the 2018 Paradise Fire's toll - these fires hit just as Insurance Commissioner Ricardo Lara rolled out his final reform package aimed at stabilizing our state's fragile insurance landscape.
Key changes now in effect:
Insurers can include reinsurance costs in premiums for the first time (with regulated caps)
Companies must increase coverage in wildfire-prone areas by 5% every two years until reaching 85% of their market share
New AI-powered catastrophe modeling allowed for premium calculations
For Sonoma County homeowners and buyers, this creates a complex picture. While Farmers Insurance recently announced plans to resume writing new policies, citing these reforms, the massive LA losses may give other insurers pause. The state's FAIR Plan - our insurer of last resort - faces mounting pressure, and if it runs short on funds, every California homeowner could face additional assessments.
Pro Tip: Insurers MUST provide 75 days notice and a detailed explanation of why they're non-renewing, including possible fire abatement options to employ to retain the policy.

Plot twist: Sonoma County's real estate crystal ball actually worked in 2024. While national platforms like Redfin and Zillow were busy predicting doom and gloom (looking at you, -1% price drop forecasts), our wine country paradise casually posted a 0.1% price gain. Not too shabby for a "cooling market."
But here's where it gets juicy – inventory just pulled a Houdini, jumping 72% year-over-year. That's the biggest leap since 2019, folks. Your chances of finding that dream vineyard view just got a whole lot better.
The tale of two markets:
Homes under $2M? They're showing resilience. We saw a 3.6% increase in sales volume, with days on market increasing by 10.6% - but still staying under 60 days. Inventory for these homes surged by 60.4%, creating more opportunities for buyers while maintaining a predictable selling environment.
Now, the luxury market over $2M? That's a different story entirely. Sales volume actually declined by 1.8%, with days on market increasing by 19.7% - now sitting over 90 days. That's almost twice as long as properties under $2M
