  • Hawaii & Manhattan: Breaking out the big guns at $5.5M (with a cool $1.1M annual income needed)

  • California: A "modest" $4.05M (requiring $851k annual income and $21k monthly payments)

  • West Virginia & Iowa: Living large at $750k (attainable with $158k annual income)

The Great Commission Shakeup of 2024: 6 Months On

Remember when everyone thought the real estate commission structure was going to get a total makeover? Yeah... not so much. New data shows commissions have stayed largely unchanged since the National Association of Realtors (NAR) implemented their new rules last August. 

Here's what's actually changed in Sonoma County:

  • Paperwork comes earlier - Buyers now sign agreements upfront about commission structure

  • Commission talks are more transparent - We're having frank discussions about who pays what before house hunting starts

  • MLS listings no longer show commission offers - Though agents can still call each other to discuss

Here's a real story from last week that shows why this matters: 

We submitted a full-price offer on a listed home. 

The seller countered, saying they'd only pay 1% commission instead of the standard 2.5%. Since our buyer had already contracted with us to pay 2.5%, this effectively meant the seller was asking for $25,000 more than their asking price. There was only one answer!

The irony is in this case the listing agent ended up reducing her commission to try to placate the sellers when we stood firm at asking price and our 2.5% commission.

Key lessons for Sonoma County buyers and sellers:

  • Commission negotiations affect the final sale price - A lower commission offer will mean a buyer will reduce their offer price. All sellers should care about is their net

  • If you are pricing your house, the comps will 99/100 be based on a buyer commission of 2.5%. If you want to pay less, you need to adjust your price accordingly

  • Clear communication is crucial - Make sure your agent explains commission structures before listing or making offers

  • Smart pricing strategy matters more than ever - Understanding the real cost implications of commission structures can make or break a deal
