Real Estate News
Your Home Search Just Got Trickier
The golden age of DIY house hunting might be fading fast for Zillow and Redfin obsessives. A shift is happening in real estate that could change how you find your dream property.
What's happening:
Growing numbers of homes are being marketed privately or as "coming soon" before hitting public portals like Zillow. Some listings may never appear on major search sites at all. National data shows there are nearly 10,000 homes being offered for sale but not on the big portals

Gone Are The Days Of Relying Only on Online Portals
Does This Impact The Sonoma County Market Specifically:
Sonoma County's MLS (BAREIS) doesn't follow NAR's "Clear Cooperation Policy" which has made all the headlines recently
It doesn't require listings to be shared with public portals within a specific time period
Sellers in Sonoma County have always had more flexibility in how their homes are marketed
Expertise Counts: Local agents who know the market intimately now have access to inventory you won't find online Hyperlocal specialists with strong networks can show you properties before they hit the market (or that never will) Working with agents doing high volume in specific neighborhoods means access to "insider" listings
Bottom line: While national real estate portals remain valuable tools, they're no longer showing you the complete picture in Sonoma County. The smartest buyers are partnering with well-connected local agents who can unveil that perfect vineyard view property or downtown gem that might be completely invisible to the casual online searcher.

Wine Country Wings: Sonoma Airport Maintains 11 Direct Flights Despite Avelo's Exit
Sonoma County's transportation network continues evolving, with the wine country maintaining robust connectivity options despite Avelo Airlines' significant operational changes.

Smart Training Opens In Windsor on June 13th
SMART train extension reaches Windsor milestone
The SMART train's expansion to Windsor will officially open June 13th, adding another crucial transportation link for Sonoma County residents. During April, test trains will run seven days a week between the Airport station and Windsor station from 7am-10pm, with the Airport station temporarily closed on weekends.
Come May, the line will conduct "Simulated Service" with 44 daily trips operating between 4am-10:30pm weekdays and 6:30am-9:30pm weekends.
Airport adjusts as Avelo shifts focus to ICE contract
While Avelo Airlines is shuttering its base operations at Charles M. Schulz-Sonoma County Airport as of May 1 (citing financial challenges), they're simultaneously redirecting resources to a new "long-term charter program" with Immigration and Customs Enforcement (ICE) to support deportation flights from Arizona. The airline will transfer aircraft previously stationed in Sonoma County to support this federal contract.
Despite this significant pivot, the airport maintains impressive connectivity for a county of our size. Avelo will still offer four routes (down from eight), maintaining service to:
Avelo: Burbank, Las Vegas, Palm Springs (seasonal: ending June 8, resuming November), Bend/Redmond and Oregon (seasonal: May 1-Sept 1)
But Sonoma County travelers still enjoy robust options through:
Alaska Airlines: Burbank, Las Vegas, Los Angeles, Portland, Santa Ana (Orange County), San Diego, Seattle
American Airlines: Phoenix, Dallas (resuming May 5)
For homebuyers concerned about accessibility, Sonoma County continues proving you can enjoy wine country living without sacrificing connectivity to major hubs. The airport served over 375,000 passengers in 2024 (up 12% from 2023), maintaining its status as the North Bay's premier air travel gateway.

Beyond Healdsburg & Sonoma: Why Sebastopol's Barlow Hotel Puts the City on the Wine Country Map
The Barlow Hotel just secured approval in Sebastopol, adding another jewel to Sonoma County's increasingly impressive hospitality crown. This 83-room luxury property will feature a rooftop pool and bar, spa, and fine dining options when it opens in late 2027.

The Barlow Hotel, Sebastopol Clears Major Hurdle
The hotel boom highlights Sonoma's growing appeal:
The Barlow Hotel anchors Sebastopol's emergence as a must-visit wine country destination
Hyatt Place near Sonoma County Airport adds 165 rooms by late 2026
Appellation Healdsburg brings 108 luxury rooms by summer 2025
As longtime Barlow enthusiasts, we've watched this former apple processing plant transform into Sebastopol's vibrant heart. The market district already offers world-class dining, craft beverages, and artisan shopping—the hotel will simply complete the experience for visitors who want to immerse themselves without driving back to Santa Rosa.
Sebastopol is clearly establishing itself as Sonoma County's third essential wine country destination after Healdsburg and Sonoma. Its unique blend of farm-to-table ethos, artsy vibe, and proximity to Russian River Valley wineries offers something distinctly different from its wine country siblings.
For residents, these developments mean more diverse dining options (hotel restaurants typically operate year-round), improved infrastructure, and validation of what locals already know—Sonoma County offers an exceptional quality of life that more visitors want to experience, even if just for a weekend.
