Before advising our client, we dug into the data (because that's what data nerds like us do). Here's what we found from our recent Sonoma County market analysis:
45% of Sonoma County April home sales received multiple offers
Properties with multiple offers sold for an average of 1.9% above list price
There were plenty that sold for 20% or even 30% over asking
Homes attracting 4-5 offers commanded even higher premiums, selling for 5.86% over asking on average
Properties with 5 offers specifically netted 6.33% above list price
Cash is king: 36% of successful multiple-offer situations were cash purchases
Cash offers outperformed non-cash offers, selling for 2.36% over asking vs 1.63% for other financing types
