Multiple offers are staging a surprise comeback, with 38% of January's deals seeing buyers duke it out.
But the week's biggest head-turner? A unicorn listing complete with Wine Country's first private elevator (yes, really - and yes, we're already calling it the "Willy Wonka house").

Multiple offers are back baby! 38% of January sales saw buyers duking it out. One Sebastopol property on Cunningham Road had 9 offers (though it only went 14% over asking - we're not in 2021 territory folks).
Cash is still king-ish: 26% of January buyers showed up with briefcases full of cash. Healdsburg remains the cash capital with 44.4% of buyers skipping the mortgage broker's number.

The big story? Even with 46% more homes on the market across the county vs last year (we're at 651 total), well-priced properties are still attracting serious heat. Santa Rosa leads the multiple-offer parade at 36.9%, with Healdsburg close behind at 33.3%.
Real talk: If you're shopping under $2M, don't expect to leisurely browse - come prepared with clean offers and solid financing. Above $2M? You've got breathing room to find your perfect wine country escape.
What's driving this? For Bay Area buyers earning Bay Area salaries, Sonoma County still looks affordable , even with rates above 6%. The dream of a wine country property without sacrificing too much is still very much alive.
