Looking at key Sonoma County markets:

  • Santa Rosa: 60 of 335 listings (17.9%) reduced prices, with an average cut of 6.8%

  • Sonoma: 38 of 209 listings (18.2%) reduced prices, with an average cut of 7.9%

  • Healdsburg: 14 of 102 listings (13.7%) reduced prices, with an average cut of 5.1%

  • Sebastopol: 11 of 68 listings (16.2%) reduced prices, with an average cut of 7.3%

  • Russian River: 19 of 82 listings (23.2%) reduced prices, with an average cut of 10.3%

The Russian River area is seeing both the highest percentage of listings with price reductions and the steepest cuts - a clear sign that initial pricing expectations in this region are most misaligned with buyer sentiment.

By price segment:

  • Under $2M homes: Average reduction of $76,669 (7.2% of original price)

  • Over $2M luxury segment: Average reduction of $410,932 (10.7% of original price)

The data shows high-end properties are experiencing significantly larger percentage cuts, with luxury sellers being forced to make more dramatic adjustments to attract buyers in today's market.

Most severe reductions include a Forestville property cut by 50%, a Santa Rosa home reduced by 30.3%, and a Sonoma residence that saw a 30% reduction.

What this means: Many sellers are anchored to pandemic-era pricing expectations that no longer reflect current market conditions. When you choose to price too high, you have let every other runner get 20 miles ahead of you before you even take your first step.
