Multiple offers are still happening – 31.7% of August's 388 closed deals faced competition, and 30.4% were all-cash purchases. But here's the kicker: even winning that bidding war doesn't guarantee you'll make it to closing.

Sonoma County posted a staggering 18% cancellation rate in August, higher than the national July rate of 15% (already the highest since tracking began in 2017). That means nearly 1 in 5 deals that reached the closing stage fell through, affecting 103 transactions.
The pain isn't spread evenly across our wine country markets:
Healdsburg leads the chaos with a shocking 26.2% cancellation rate – nearly half of all deals collapse
Sonoma follows at 22.4% with cancelled properties averaging 138 days on market
Santa Rosa sits near the county average at 19%
Sebastopol performs much better at 12.8% despite having the highest multiple offer rate at 52.4%
Windsor emerges as the stability champion with just 11.1% cancellations
What's driving this? The same forces hitting Texas and Florida – too much inventory and skittish buyers who can afford to walk away when better options appear.
The takeaway for sellers: price aggressively from day one. Properties sitting longer than 99 days (the average for cancelled deals) face dramatically higher cancellation risk. For buyers: this selectiveness won't last forever, but for now, you hold the cards.
