We recently did a deep dive on Healdsburg data over the past two years while helping sellers navigate pricing strategy, and the numbers tell a stark story that's rattling even seasoned real estate professionals.

The biggest shift? Inventory has nearly doubled from 69 homes in May 2023 to 130 homes this May. Meanwhile, monthly sales dropped from 16 to 14 homes sold. Do the math: we've gone from 4.3 months of inventory to 9.3 months - more than double what's considered a balanced market.
Translation: Healdsburg has flipped from a seller's market to definitively buyer territory.
