  • Total inventory exploded by 52% month-over-month and nearly 40% year-over-year)

  • Months of supply measured by closed sales jumped to 4.2 months (from just 2.6 in March)

  • Closed sales dipped slightly from March)

  • Sale price to list price ratio remained at 98.0%

But here's where it gets interesting... The luxury market is absolutely crushing it:

  • The number of homes in contract over $2M skyrocketed 75% month-over-month

  • Closed luxury sales remained steady while sub-$2M sales declined 7%

  • Luxury pending sales increased nearly 30% year-over-year
